Three buildings average less than 10 years old and are in mint condition with many recent updates. The site has six 600 head double curtain rooms with 25 pigs per pen. Unit has tube feeders, sprinklers, phone alarm, heaters, shower facilities, all cement load out facilities, and standby generator included.

Proposed lease terms include: Barn owner will pay major repairs, remove snow, and keep area mowed. Tenant will pay electricity (averages 11,000 kw/mo.), propane (averages 2500 gallons per barn per year), minor repairs, provide own power washer (may buy current unit from owner). Possession for the new tenant will be as of Feb 1, 2010. Bids should be made on a per pig space multiplied by 3600 pig spaces and lease will be for a minimum of the three years. The owner will also be paid a fee for fertilizer value of manure less cost of spreading, but all manure rights and obligations shall belong to the tenant. All of the above terms are negotiable. Bids should be made in writing to Northwestern Farm Management no later than December 15, 2009.

The successful bidder for the hog lease will also be given an opportunity to rent the adjacent 440 acres for the 2011 crop year. This land is well tiled, has very high fertility due to all the hog manure spread on the farm, and has all square borders for very good farmability. The cropland is located in parts of Sections 4 and 5, Township 113, Range 41 (Vallers Twp).

The Farm Service Agency (FSA) tillable acreage is 433.6 acres.
